Our Process

I’ve always been a huge believer in delivering real and tangible value before I get anything in return.

So, before you sign any listing agreement or agreement for renovation, we will engage in a full analysis of the property to determine which option makes the best sense for your particular situation and goals.  Then, based on the data available, mixed with your goals, together we will arrive at the best options for you.

The first step is to determine the actual value of the property in it's current, As-Is condition.  To do this we act very much like a licensed appraiser in determining value.  To do this, we find nearby, very similar homes, which are active and sold (in the last 6 months typically).   All home selected will built around the same time period, have similar architecture, similar lot size, have livable space no more than 15% less or more than the subject property and ideally they will be of similar condition.  From there, we make a series of financial adjustments to each sold property as it compares to the subject. 

The next step is to look at scenarios that best meet your goal as personal representative.  For example, were you to want to get as much money out of the the property as possible, we would price out certain renovations to consider before selling.  We would then determine the price a renovated property would fetch on the open market.  By determining all the forementioned items we could then determine the financial upside to a pre-sale renovation.  

On the other hand, perhaps you want to get the highest cash sale for the home in the fastest time possible.  In this event we conduct an analysis of what an investor might pay for the property by determining the price fully renovated homes sell and then pricing out all those renovations.   We can then make assumptions about all of the other investor costs: cost to hold the property until selling, the cost to buy the home, cost to sell the property, cost of renovation, and finally we can make an assumption about how much the average investor wants to profit from the flip.  By knowing these figures, it is easy to back out the numbers to know what an investor may pay for the property.  With that, we are in a position to offer a solid property many investors would be willing to bid on, and most likely create an auction effect in the process.
